Pre-Purchase Home Inspections

Advanced Consulting and Inspection does not perform pre-purchase home inspections.   We do perform Property Condition Assessments (PCAs) of multi-family and commercial properties per ASTM 2018.

During the course of a pre-purchase home inspection, the inspector may note issues that require further analysis by a Licensed Professional Engineer.  Such issues include:

  1. Structural issues in the walls such as cracks, bowing, or settlement.
  2. Foundation cracks or settlement
  3. Foundation walls tipping, bowing, or leaning. 
  4. Roof framing issues such as broken, cut or damaged roof trusses.
  5. Evidence of water intrusion that may require an invasive forensic investigation
  6. Distressed masonry claddings such as stucco, stone, or brick veneer.
  7. Ventilation issues such as excessive humidity, condensation and mold, or a wet attic.
  8. Grading and/or drainage issues which can result in a wet basement.
  9. Frost heaving of decks and patios.
  10. Evidence of past water damage or flooding.
