Real Estate Transactions and Disclosures
Forensic investigation is one of our core practice areas and we are frequently retained in claims of non-disclosure by the previous building owner. Our investigations can often reveal undisclosed repairs, concealed damage, concealed structural issues, evidence of long term water intrusion, or the ability to date various components such as windows, plumbing components, electrical components, HVAC components, wallboard, insulation, and various composite framing members. Based upon what is revealed, a search of local suppliers and distributors may reveal invoices, estimates, or other dated records. We may also be asked to provide a professional opinion as to the age of concrete, roofing, stucco, brick, stone or other building products that typically are not marked for identification.
Another division of this practice area involves the pre-purchase home inspection. We have been retained in cases to review and provide expert testimony regarding pre-purchase home inspections.
If you are involved in a non-disclosure matter, please call us to discuss your specific needs.
